I live in a suburban area with a lot of townhouses around. This goes on all the time with rental houses too. People move in and immediately start to milk the system. They leave after a year of not paying rent and trashing the house too. |

Few tips for landlords:\n1. Do 6 month lease and take post dated cheques for future rents.\n2. After 6 months, keep renewing lease agreement on 3 monthly or 6 monthly basis considering tenant's overall behaviour. |

Most jurrisdictions in North America treat rent as a civil issue while if one walked into a bank or a store and stole $2000, the full weight of the law would fall on them. A few US states have turned rent theft and squating as a criminal matter, which is what the provinces should do. Both tenants and owners need protections, and quite frankly, tenants need owners to provide them with a place to rent. The tenants act protects tenants from criminal owners, more is required to protect owners from criminal tenants. |

I’m a landlord been one for 10 years. Your screening and vetting process has to be A1 and don’t be so hungry for the down payment. Interview and ask the tenant many questions before the get the keys. I’m a firm believer though people know which landlord to do this to. Can’t show no sign of weakness. |
