I went through this twice during COVID. Two tenants stopped paying one after the other and lost over 50k. Sadly, the only option is to take her to small claims court but in order to do that you need an eviction order and sheriff documents. Even if he does get to that point, they can o lay garnish her wages and at that point, she can avoid paying and jump from place to place changing addresses info and job details. Professional renters know the system and they work it to screw the landlords. One tenant I had actually believed that if they rent the house they “own the home”. Even if you call the police they won’t do anything. If the government just allowed the police to arrest and charge these people I think it would help but they don’t. It’s horrible. I’m actually thinking of selling my home because of the financial burden it’s been post COVID. I have good tenants now but only after using most of the equity to pay off the damage and missed rent from the last 3 tenants….

I believe it's common in other cultures to invite people who they've just met into their homes. In fact that's how they get to know people. Not so in Canada. Newcomers will sometimes be frustrated because they don't know how to meet people. The answer is to join activities or invite people to cafes. Join a sport group, or invite someone to coffee at a cafe in Canada. Each person normally pays their own bill. That's how you meet Canadians. That is how immigrants avoid being very lonely. True fact, I have a number of friends who have never seen the inside of my house or if they have, it was only from the front entrance. There are 2 reasons behind bringing in so many international students. \n1. Greed of universities and colleges so they can charge them an exorbitant amount of fees and make billions. I have ethnic background from Hong Kong and have been living in Canada for almost 40 years. I love Canada and am proud of this beautiful country. However, I think part of the immigration problem we have is the ongoing issue of allowing dual citizenship of everyone who have become a Canadian citizen. I have personally known lots of HK immigrants who would return to their own countries to work as soon as they have got their Canadian passports. Normally one of the parents would stay with their children here for free schooling, medical care and child tax benefits. Their children will follow their parents to go back to HK after they graduated from universities in order to avoid the higher income tax . Unfortunately, those parents will come back to retire in Canada so that they can get free health care benefits and OAS once they have fulfilled the residency requirement of 10 years. Canada do need more skilled and educated immigrants to make our country more prosperous but not those who try to take advantage of our lenient immigration policies. I think we should take back the passports of those who have left Canada for more than 2 years or those who have evaded taxes so that we do not continue to support those never contributed to our country. PS, I mentioned about HK only because of my origin and I believe the same problem would be caused by immigrants from other countries too.
